Saratoga County recorded 101 residential closings from October 1 through October 16, 2026, with a median sale price of $480,000. During the same dates last year, 109 homes sold at a median of $435,000.

The median was 10.3% higher, while the number of closings was 7.3% lower. Those figures offer an early look at October, based on a Global MLS search compiled October 17. These preliminary figures may change as transactions are reported or corrected.

A higher median calls for a closer look

The median is the middle sale price among the homes that closed. It reflects the mix of properties sold, including their size, condition, and location. This increase does not establish that an individual home gained 10.3% in value.

If you are considering a sale this fall, start with recent closings that closely resemble your property. Then review the homes buyers can choose from today. A nearby sale may be a useful comparison, but differences in renovations, lot size, and needed repairs can matter more than a countywide percentage.

Before setting an asking price, identify where your home fits among those alternatives. If it is already listed, weigh showing activity and buyer feedback against the current competition before deciding whether to adjust the price or address a condition issue.

Days on market edged higher

Among the homes that closed, average days on market increased from 16 to 20, while the median rose from six to nine. These figures describe the closed-sale group. They do not tell us how long every home currently for sale has been waiting for a buyer.

For buyers, that makes the individual listing history useful. Review the asking price, any changes, the property’s condition, and comparable sales before deciding what to offer. A home that has been available longer deserves a closer look at why. Fewer recorded closings alone do not establish that a seller will accept less.

Closing dates lag the decisions that put homes under contract, so this short period is too limited to call a lasting change in demand.

About the numbers

Source: Global MLS / Flexmls, custom closed-sale searches compiled October 17, 2026. Filters: Residential; County = Saratoga; Status = Closed; Sold Date = October 1–16, 2026, and October 1–16, 2025; Comp Only Listing = No. Percentage changes are calculated from the counts and medians shown above. Days on market are the MLS-reported figures for those closed listings.

This is a member-access, midmonth snapshot, separate from GCAR’s public monthly report. It covers Saratoga County, not only the City of Saratoga Springs, and does not represent the full month of October. MLS data may be revised and are deemed reliable but not guaranteed. County statistics are context for a property review, not an individual valuation.
