This guide focuses on Sammamish, Issaquah, Snoqualmie and nearby King County property. Snoqualmie is included as a distinct community in the wider eastern King County area. A mailing-city name does not establish the permitting jurisdiction or school assignment.

Sammamish, Issaquah, and Snoqualmie

In Sammamish, investigate the lot as carefully as the floor plan. The City's property tool brings together mapping layers, while permit searches and the engineering records vault help trace previous work. Before planning an addition, tree work or a new outdoor area, ask the City which site constraints and approvals apply.

Issaquah's official development resources distinguish its commercial core, local plans and active projects. Use those records when comparing an established property with one near proposed change. Ask about the plan for the immediate site, then test the actual trip to the places you use. A city's long-term plan is not a schedule for a particular development.

In Snoqualmie, review the parcel's terrain, drainage and flood information rather than relying on a broad community label. The City's flood guidance explains that development in a floodplain or floodway may require specific review. Its development-regulations page also links the Snoqualmie Ridge master plan. Determine which rules and documents apply to the address.

County parcel records

King County's Parcel Viewer links to assessment information and a Districts and Development Conditions Report. Use the parcel number to carry the same property identity through recorded documents, tax information and local permit searches. King County's permitting division covers unincorporated areas; incorporated cities maintain their own permitting responsibilities.

For a detached home, townhome or condominium, establish what is individually owned and what is shared. Ask for recorded restrictions, association documents, current dues, assessments, reserves and maintenance assignments where applicable. The building's appearance does not tell you who pays for its roof, exterior, driveway or drainage system.

Utilities and property systems

Identify the actual water provider and whether the home connects to sewer or uses an on-site sewage system. King County's Public Health Permit Center includes septic permitting and certification services. Ask for the available system records and qualified review; an old permit does not establish present condition or capacity for a proposed change.

For slopes, streams, wetlands, shoreline or drainage questions, use the responsible city's or county's current guidance and property-specific advice. A screening map can identify a question without resolving the buildable area. If an extra room, detached structure or subdivision is central to your plans, resolve feasibility before relying on it.

Local development projects

Sammamish's planning page links its current code-update resources and development map. Issaquah publishes an active-project list. These provide more useful next steps than treating all announced growth as approved construction. Record the application number and distinguish review, issued permits and completed work.
