Use these steps to turn a promising property into a better-informed decision. Your agent can help identify the records and specialists the property calls for.

  1. Set the full budget. Separate down payment and closing funds from the monthly budget and a reserve for repairs. Ask your lender to explain the loan terms and estimated cash to close.
  2. Identify the exact property. Confirm the parcel, municipality, included land and improvements, and what the seller proposes to include. A mailing address may not identify the governing jurisdiction.
  3. Check recurring obligations. Review tax bills, insurance availability and quotes, utilities, HOA or condominium dues, assessments, and any private-road or shared-system costs.
  4. Read the property documents. Ask for available disclosures, surveys, title information, permits, association documents, and records of material work. Confirm unresolved questions with the responsible office or professional.
  5. Investigate the intended use. Verify zoning, permits, deed restrictions, easements, and association rules before relying on an addition, rental, subdivision, home business, or other planned use.
  6. Plan the inspections. Discuss condition, water and sewer or well and septic systems, drainage, and any property-specific specialist review. Budget time to understand findings before applicable deadlines.
  7. Understand the agreement. Review representation, scope of services, negotiated compensation, contingencies, deposit handling, and deadlines with the appropriate professionals before signing.
  8. Keep an evidence list. Record each open question, its source, and who will resolve it. Revisit the comparison worksheet after inspections and updated cost information.

What this estimate includes

Principal and interest use a fixed annual rate, equal monthly payments, and a fully amortizing loan. Annual taxes and insurance are divided by 12. Mortgage insurance stays at the monthly amount you enter; its eligibility, cost, and cancellation are not calculated. The model does not handle adjustable rates, interest-only loans, balloon payments, points, or extra principal payments.

Closing costs and cash needed at closing are separate. Utilities, repairs, maintenance, flood or other supplementary insurance, and special assessments are excluded unless you include them in your additional budget. Taxes, premiums, and dues may change. This is a planning estimate, not a lending offer, rate quote, approval, or appraisal.
